Terms and Conditions for TSL Builders

These Terms and Conditions explain how we work, what you can expect from us, and what we expect from you. By accepting a quote or using our services, you agree to these terms.

 

1. About us

TSL Builders provides building, carpentry, extensions, renovations, bathroom and kitchen work, and general home improvement services in the UK.

 

2. Quotes and pricing

  • All quotes are valid for 30 days.

  • Quotes are based on the information provided at the time.

  • If the scope changes, the price may change.

  • Any additional work will be agreed in writing before we continue.

 

3. Booking and deposits

  • Some projects may require a deposit to secure materials or dates.

  • Deposits are non-refundable once materials have been ordered.

  • Work will be scheduled once the deposit is received.

 

4. Payments

  • Payment terms will be listed on your quote or invoice.

  • For larger projects, staged payments may be required.

  • Final payment is due once the work is completed.

  • Late payments may result in work being paused until payment is received.

 

5. Access to your property

You agree to give us safe and reasonable access to complete the work.
This includes access to electricity, water, parking, and any necessary areas of the home.

 

6. Working conditions

We take care to keep your property safe and tidy. You understand that:

  • Some noise and disruption is unavoidable.

  • Dust may occur even when protective sheets are used.

  • Certain work may require temporary removal of fixtures or access to utilities.

 

7. Materials and products

  • We use quality materials from trusted suppliers.

  • If you choose to supply your own materials, we cannot guarantee their performance or quality.

  • If a chosen material becomes unavailable, we will offer the nearest alternative.

 

8. Changes to the project

If you decide to change the design, specification, or scope during the project:

  • We will provide an updated price.

  • All changes must be agreed in writing before work continues.

 

9. Delays

We aim to finish all work within the estimated timeframe. Delays can occur due to:

  • Weather

  • Supplier issues

  • Hidden problems discovered during the build

  • Client-requested changes

  • Access issues

We will update you as soon as possible if delays occur.

 

10. Guarantees

We stand behind the quality of our work.

 

10-Year Guarantee on Structural Work

Covers:

  • Foundations

  • Structural walls

  • Structural beams

  • Major load-bearing alterations

This guarantee covers defects in workmanship, not damage caused by misuse, neglect, wear and tear, or alterations by others.

 

1-Year Guarantee on General Work

Covers:

  • Carpentry

  • Fittings

  • Non-structural repairs

  • Bathrooms and kitchens (installation only)

  • General building work

Manufacturer warranties apply to appliances or products you choose.

Guarantees are valid only if:

  • The client has not attempted repairs themselves.

  • Third parties have not altered the work.

  • Normal maintenance has been carried out.

 

11. Planning permission and regulations

  • We follow UK Building Regulations.

  • You are responsible for obtaining planning permission unless we agree otherwise in writing.

  • We are not responsible for delays caused by local authority approval processes.

 

12. Waste removal

Our quotes will state whether waste removal is included.
If not included, we can arrange removal at an additional cost.

 

13. Damage and liability

  • We hold full public liability insurance.

  • We are not responsible for existing issues, hidden defects, old wiring, or plumbing that fails during the project.

  • We are not liable for damage caused by materials or products supplied by the client.

 

14. Photographs

We may take before-and-after photos for records and portfolio use.
We will not show identifying details such as house numbers or client names.
You can opt out by telling us in writing.

15. Cancellations

If you cancel after accepting the quote:

  • You must cover the cost of materials already purchased.

  • You may be charged for completed labour.

 

16. Complaints

If something is not right, contact us.
We aim to resolve issues quickly and fairly.

17. Governing law
